We start every roofing engagement with a thorough assessment — core cuts where needed, drone or walking inspection, drainage evaluation, and a documented condition report. Only after we understand what you have do we recommend a path forward.

If replacement is truly necessary, we'll tell you — and we'll help you plan and budget for it so it happens on your timeline, not in response to an emergency.

Low-Slope & Flat Roofing

We work across all major flat roofing membrane types — and we know each one's failure modes, repair windows, and when coating is viable versus when tear-off is necessary.

TPO Roofing

TPO Roofing

Thermoplastic polyolefin — one of the most widely specified commercial flat roofing systems. Heat-welded seams, excellent UV reflectivity, and strong puncture resistance. Repairable well into its service life with the right contractor.

EPDM Roofing

EPDM Roofing

Ethylene propylene diene monomer — the workhorse of flat roofing. Extremely durable, flexible in cold temperatures, and one of the most repairable membranes available. An aging EPDM roof is often a restoration candidate, not a replacement.

Modified Bitumen

Modified Bitumen

APP and SBS modified bitumen systems offer excellent puncture resistance and redundant waterproofing layers. Torch-applied or cold-adhered, these systems respond well to targeted repair and coating restoration before full replacement.

Built-Up Roofing (BUR)

Multiple plies of reinforcing fabric embedded in bitumen, topped with aggregate. Among the most durable roofing systems ever developed. Older BUR systems are frequently excellent coating candidates rather than replacements.

Roof Coating & Restoration

Silicone, acrylic, and polyurethane systems applied over existing membranes to add 10–20 years of life. Our preferred first option on aging flat roofs before recommending tear-off. See our dedicated coating page for full details.

Permitting & Scheduling

We handle all permits, inspections, and scheduling coordination. Safety documentation (JHAs, fall protection plans) prepared before any crew gets on the roof.

Quality Execution

Self-performed work — our trained crews, not brokers. Mil thickness verification on coatings, seam pull tests on membranes, and photo documentation throughout.

Final Inspection & Warranty

Post-completion walkthrough with you, warranty registration with the manufacturer, and documentation package delivered for your records.

Ongoing Maintenance

We recommend enrolling in a maintenance plan after any major roofing work. The best way to protect your investment is to keep it documented and inspected going forward.
